Permitting

Before starting any business or construction work please:

Stop into the Town of Barnstable’s Regulatory offices at 200 Main Street.  They are open Monday through Friday from 8:30 a.m. – 4:30 p.m. Below is a list of items that will need town approval. Before making any aesthetic changes to the outside of a building, including signage:

These are subject to Hyannis Main Street Waterfront Historic Commission review within the Historic District and the Design and Infrastructure Plan review if the project is outside of the Historic District.  This would include such items as painting, re-roofing, doors, or windows replacement, change in façade, signs, etc.

Outdoor Dining:

Construction – Rehab, redevelopment or new:

Applications may or may not require Site Plan Review, may or not require a Building Permit, may or may not require Hyannis Main Street Waterfront Historic Commission review.  If you speak with the staff at 200 Main Street they will assist you in determining all of the prerequisites that you must address in order to see your proposal to fruition.  The town staff always advise applicants to confirm project requirements first.

Zoning

Main Street Hyannis is within the Hyannis Village Business Zone (HVB). (Hyannis Village Zoning Districts) The HVB district is designed for multi-use such as retail on the first floor and residential or office space on the second and third floors. There are exceptions to this, so one should check the zoning regulations carefully and check with the Building Commissioner’s office at 200 Main Street or 862.4038 early in your research.

The HVB district is one of 7 districts within the Growth Incentive Zone (GIZ)(Downtown Hyannis Zoning Map) , (see map.) The GIZ was designed for larger projects that would previously been referred to the Cape Cod Commission. That process is now in the hands of the Town Growth Management Department. All projects are subject to the Design and Infrastructure Plan (Design and Infrastructure Plan).
